Summary
MHL prepared the Phase 2 electrical permit set for Unit A of an indoor cultivation building in San Bernardino, working from the contractor’s field survey, load basis and markups. Along the way MHL found one panel loaded above its bus rating and worked the fix with the client before stamping.
Problem / Objective
The contractor had built Phase 1 and was taking over design for Phase 2, with a high-demand lighting and HVAC load and a field package that was not yet a permit set. The objective was a stampable, code-compliant electrical set the City could review.
Process
Reviewed the client’s field verification, preliminary one-line and load breakdown.
Documented and confirmed design assumptions in writing: 208Y/120V secondary on a 75 kVA dry-type transformer, Cu THHN in EMT, rooftop ambient derating, F-1 occupancy, Type V-B construction, design basis 2025 CEC (NEC 2023) subject to AHJ confirmation.
Ran NEC loading on the distribution; grow lighting treated as continuous load. One panel (DAC) came out about 20 A over its 800 A bus, so MHL declined to stamp it as drawn and recommended a minor load redistribution.
Requested grow-light cut sheets and a clean Unit A floor and roof background; added four 208 V, 2 kW ventilation fans once their power source was confirmed.
Issued the PE-stamped permit set, then sent corrected single-line sheets the same day after a final check.
Payoff / Results (Metrics)
Complete Unit A permit set issued within about three weeks of the first inquiry
Overloaded panel caught and resolved on paper before stamping, not at plan check
Design assumptions documented for the AHJ and the contractor
When this applies
A contractor or developer permitting a high-load indoor cultivation, warehouse or light-industrial tenant space in San Bernardino or elsewhere in California, with a partly complete field survey and load basis that still needs to become a stamped set. Also relevant if your panels or feeders are close to their NEC limits and you need an engineer who will say so before plan check.
